Park Holidays UK 2026/27: Parks, Prices and What’s Included

On this page

Park Holidays UK runs 48 holiday parks you can book on its website, from Cornwall and Kent to Yorkshire, north Wales and the Moray coast. This guide covers what it sells, what a cheap break costs, what’s extra and how its booking rules work.

What Park Holidays UK is and who owns it

Park Holidays UK Limited (company number 02434151, based in Bexhill-on-Sea) runs caravan and lodge holiday parks and sells holiday homes on them. It began in 1984; its first park, Frenchman’s Beach in East Sussex, is now its Rye Harbour park. Some parks use its Park Leisure name, but you book them on the same website under the same booking conditions.

Sun Communities, a US park operator, owned the business from April 2022. On 22 September 2026 Sun completed its sale to an affiliate of Aermont, a European fund manager. Park Holidays says the parks are run day to day as before.

You can book static caravans in four grades (Bronze, Silver, Gold and Platinum), and at some parks lodges, apartments, cottages and camping or glamping pods. Selected parks also take tents, touring caravans and motorhomes. The company says it has more than 50 parks and more than 15,000 holiday-home owners; seven of the parks on its website only sell holiday homes.

Where the parks are

Its holiday park list had 48 parks on 30 October 2026: 44 in England, one in Wales and three in Scotland, with 36 in the south-west, south and east of England. Towns as given on each park page. The last column shows the 21 parks the company lists as running an entertainment programme.

Who it suits and who it doesn’t

It suits

  • Families who want the pool and shows in the price. Booked direct, both are included, but only 21 parks run an entertainment programme, and the company says more than 30 have an indoor pool. See also cheap UK holidays for families.
  • Dog owners. Dogs are welcome at every park, in pet-friendly accommodation, up to two per booking.
  • Couples after somewhere quieter. The company suggests Sandhills, Newhaven, Ashbourne Heights, Tarka, Burghead, Rye Harbour and Brynteg for a relaxing break.
  • Anyone who can travel off-peak. Prices vary a lot by season.

It doesn’t suit

  • Adults-only breaks. We found no adults-only park, and the booking conditions say the parks are used mainly by families. Some pools, such as those at St Osyth Beach, New Beach and Pevensey Bay, have adults-only swim times.
  • Groups of young adults. No hen or stag parties. Tell them when you book if half or more of your party is aged 17–25. People travelling alone may be turned away if they didn’t say so when booking.
  • Winter breaks with facilities. From 2 November 2026 to 4 March 2027 most parks are open for accommodation only. The company names Rye Harbour and Brynteg as parks with facilities open in winter.
  • Parents hoping for a drop-off kids’ club. There’s no childcare or crèche; children must be with an adult at all entertainment and activities.

The parks also sell holiday homes, and until 31 December 2026, guests who buy one within 90 days of their holiday can get the cost of that holiday back, up to £1,000, as money off the home or as credit towards its fees. Buying, with yearly pitch fees, is a far bigger decision that this guide doesn’t cover.

What a cheap break really costs

Prices are for the whole caravan, not per person. In our checks, breaks started on a Monday, Friday or Saturday and lasted 3, 4 or 7 nights. The booking conditions set a floor: after any offer, a short break costs at least £129 and a week at least £209 (Platinum lodges £229 and £399).

Prices Park Holidays’ own website returned on 30 October 2026, before extras:

A mid-August week at New Beach, in the school summer holidays, cost more than three and a half times a mid-March week in the same grade of caravan. At Sand le Mere in Yorkshire a Gold caravan cost £146 for four nights from Monday 15 March 2027 and £881 for a week from Saturday 14 August 2027. In November most parks run without facilities; Rye Harbour is one of two the company names for winter facilities.

What’s included and what costs extra

Booked direct, the price includes bed linen with beds made in caravans, lodges, apartments and glamping pods (not camping pods or newspaper-promotion bookings); the pool where the park has one (some close from November to February), plus saunas and steam rooms where a park has them (book a swim session on the park); on-park entertainment where a park runs it, usually March to October; and free Wi-Fi in the clubhouses, with limited capacity.

These cost extra:

  • dogs: £30 per dog for a short break, £50 per week;
  • Superfast Wi-Fi in your accommodation (up to six devices): £8.49 for a single day, £15.75 for up to four nights, £18.99 for up to seven days;
  • early check-in at 2pm instead of 4pm: £25;
  • travel cot or high chair: £15 each; camping pod bedding: £15;
  • the cancellation plan: £15 for up to four nights, £25 for five or more;
  • paid activities such as Segways, climbing walls and crafts, and some pool activities.

Bring towels, tea towels, toilet roll and washing-up liquid; only luxury lodges supply towels. Smoking or vaping inside costs £100 in cleaning. Of the 48 park pages, 38 say the park is cashless. The booking conditions say your confirmation shows the booking fee and any other charges; we found no amount on its website, so check the total before you pay.

Booking, deposits, changes and cancellation

  • Deposit and balance. A non-refundable deposit of at least £30 when you book; the balance six weeks (42 days) before arrival. If it isn’t paid, the booking counts as cancelled and you lose what you’ve paid.
  • Changes. Up to 42 days before arrival you can switch caravan or park within the same calendar year, if there’s space, for £25 plus any price difference. After that, the booking can’t be changed or passed on.
  • Cancelling. Cancel in writing. More than 42 days before arrival you lose the deposit; 41–22 days, 50% of the cost; 21–15 days, 75%; 14 days or less, all of it. Leaving early gets no refund.
  • The cancellation plan. If you cancel within 42 days for a covered reason, such as death, serious illness or injury, a hospital stay, redundancy, or jury or witness service, you get back what you paid less the plan’s cost and a £40 fee. Reasons that existed when you booked aren’t covered.
  • If Park Holidays cancels or changes your break, you can accept the change, take a full refund or move to another holiday at the same price.
  • Arrival. Use the park from 9am; the accommodation is ready from 4pm; leave by 10am. Adults must be on the electoral roll at the address given when booking, or show proof of that address, such as a utility bill, if asked; bring ID such as a passport. More in our arriving at a holiday park guide.

We found no ABTA or ATOL claim on its website; ATOL covers package trips that include a flight. Paying by credit card helps: under Section 75 of the Consumer Credit Act, if the holiday costs more than £100, the card company shares responsibility even if only the deposit went on the card.

How to pay less

  • Avoid school holidays. It makes the biggest difference.
  • Try a Monday start. At New Beach the cheapest four nights from Monday 15 March 2027 cost £146; the cheapest three nights from Friday 12 March, £156.
  • Pick the grade you need. Bronze is the cheapest grade but heats only the living room, which matters on a cold break.
  • Watch its own sales. Its October half-term sale took up to 25% off arrivals on 23–30 October 2026, and it says a Black Friday sale starts in November. Only one offer applies per booking, and not after you’ve booked. It says it shows all offers openly, on its offers page and in its newsletter.
  • Go at the last minute. Book online until midday for a break starting that day on a Monday, Friday or Saturday, or by phone until 5pm on any day, if there’s space.
  • Book direct, and early for choice. Linen, pool and entertainment are included when you book direct; other sellers’ promotions have their own terms. The company says booking early gives the best choice of dates and caravans. Groups of five or more caravans, lodges or pitches must book through its allocations team; they can get 5% off outside peak dates, but pay a £50 deposit per booking and the balance eight weeks before arrival.

How we checked this: on 30 October 2026 we read Park Holidays UK’s website (park pages, booking conditions updated 29 July 2026, extras, dogs, pools, entertainment, winter and offers pages) and the prices it returned for the dates shown, plus Companies House, Sun Communities’ sale announcement, the ATOL website and Which? on Section 75. We haven’t stayed at its parks. Prices and offers change daily, so check the total before you book.

Questions people ask

Is entertainment included at Park Holidays?

Yes, if you book direct, along with the pool where the park has one. Only 21 of its 48 parks run an entertainment programme, usually March to October, and some activities cost extra.

How much does it cost to take a dog?

£30 per dog for a short break and £50 for a week, up to two dogs. Book pet-friendly accommodation: a pet in a caravan that isn’t pet-friendly costs £60 in cleaning.

Can I get my money back if I cancel?

More than 42 days before arrival you lose only the deposit, usually £30. Closer to the date you lose 50%, 75% or all of the cost, unless the optional cancellation plan covers your reason.

Are the parks open in winter?

You can stay, but from 2 November 2026 to 4 March 2027 most parks are open for accommodation only, with facilities closed. Rye Harbour in Sussex and Brynteg in north Wales keep facilities open.

Do I need to bring bedding and towels?

Bedding is included in caravans, lodges, apartments and glamping pods if you book direct; camping pod bedding costs £15. Bring towels and tea towels unless you’re in a luxury lodge.
