Hoseasons sells UK lodge, holiday park, cottage and boating breaks, but it doesn’t run the parks: it books them for their owners. This guide explains what it sells, what a cheap break really costs, how its deposits, fees and cancellation charges work, and how to pay less.
What Hoseasons sells and who owns it
Hoseasons was founded in 1944 and says it now lists more than 30,000 places to stay in England, Scotland and Wales, including over 750 holiday parks. It is a trading name of Awaze Vacation Rentals Ltd of Lowestoft, the same company that runs cottages.com. Companies House shows the company started in 1969 as Hoseasons Holidays Limited. The private equity firm Platinum Equity bought the business from Wyndham in May 2018 and still owns Awaze.
Lodges and holiday parks
Hoseasons is an agent. Its booking conditions say it makes the booking and takes your money on behalf of the owner, and that your contract for the stay is with that owner, who is responsible for the accommodation. The parks range from large caravan parks with pools and evening entertainment to quiet lodge sites with hot tubs and few facilities.
Some collections are sold only through Hoseasons, such as Evermore Lodge Holidays (family lodges), the James Collection and Autograph Lodge Holidays. These are labels, not parks Hoseasons runs. Seven of the Evermore parks, including Woodside Bay Lodge Retreat on the Isle of Wight and Keswick Reach in Cumbria, also appear on Darwin Escapes’ own website, and the Isle of Wight County Press names Darwin Escapes as Woodside Bay’s parent company. Hoseasons also sells parks from big groups: Devon Cliffs, Primrose Valley and Seton Sands, all on Haven’s own park list, were on its February half-term page. So it can pay to check the operator’s own price too; Darwin Escapes’ site, for example, also lists Talacre, Woodside Bay, Sandymouth and Piran Meadows from the price table below.
Boats and cottages
Hoseasons still sells self-drive boating holidays under its own name, with separate boat booking conditions last updated in February 2026. The boats are run by boatyards on the Norfolk Broads and on canals and rivers, including Scotland’s lochs and canals, with Hoseasons as their booking agent. Hoseasons says no licence or previous experience is needed, and its Starboard collection picks out its most upmarket boats. Our boating holidays guide covers the waterways.
Cottages are still on hoseasons.co.uk too, but they come from the same company as cottages.com. The cottage we looked up, Phoenix Sunrise in Corton, Suffolk (reference UK49263), is listed on both sites under the same reference. Our country cottages guide has other options.
Who Hoseasons suits, and who it doesn’t
- It suits couples and families who want a short break at a UK park or lodge and like to compare many parks in one search.
- It suits dog owners: listings show how many dogs are allowed, and some breaks carry no pet charge.
- It suits people who want to spread the cost, with a £25 deposit on some properties and interest-free monthly payments on selected stays.
- It doesn’t suit anyone who may need to cancel: the deposit is non-refundable and charges reach 95% of the accommodation cost in the last week.
- It doesn’t suit anyone who wants their money protected if the company fails: a UK accommodation-only booking with Hoseasons has no financial protection.
What a cheap break costs
Hoseasons’ search only shows prices in a web browser, so we used the prices its own pages printed on 30 October 2026, with the dates and nights behind each one. Prices are for the whole caravan or lodge, not per person, and are for the cheapest unit the park had on those dates.
| Park | Stay | Price shown |
|---|---|---|
| Talacre Beach Resort, north Wales | 3 nights from Friday 6 November 2026 | £115 |
| Woodside Bay Lodge Retreat, Isle of Wight | 3 nights from Friday 6 November 2026 | £129 |
| Sandymouth Holiday Resort, Bude, Cornwall | 3 nights from Friday 6 November 2026 | £129 |
| Piran Meadows Resort, Newquay, Cornwall | 3 nights from Friday 6 November 2026 | £135 |
| Medbourne Edge Retreat, Leicestershire (lodge with a private hot tub) | 3 nights from Monday 9 November 2026, 2 adults | £245 |
| Devon Cliffs, Exmouth, Devon | 3 nights starting 12–18 February 2027 (half term), 2 adults | £149 |
| Sandymouth Holiday Resort, Bude, Cornwall | 4 nights starting 12–18 February 2027 (half term), 2 adults, at a park in its 4-nights-for-3 offer | £175 |
The first four came from a last-minute list on Hoseasons’ holiday parks page, which didn’t state the party size; several were shown as reductions. The next came from its homepage, the last two from its February half-term page. We couldn’t get summer holiday prices. Hoseasons itself says school-holiday weeks at hot tub and pool parks are the first to go, and that travelling outside school holidays or midweek often costs less. For more cheap park ideas, see our guide to cheap caravan holidays in the UK.
What costs extra
- A booking fee, shown when you book, plus a handling fee if you book, change or cancel by phone instead of online.
- Dogs: a charge per dog may apply, shown during booking.
- Extras set by the park. Hoseasons’ page for Talacre Beach Resort lists activities at £5–£10 each, cots, highchairs and bed guards at £15 each, and hairdryer hire for caravan guests.
- Towels: the lodges and parks booking conditions say they aren’t normally provided unless the listing says so. Bed linen is, except for cots. Its help pages say most places include towels, so check the listing.
- Electricity or gas at some parks, paid by meter, card or coins; the listing says whether it’s included.
- A security deposit, where the owner asks for one, and optional cancellation cover (below).
Our guide to arriving at a holiday park explains what to pack and expect on the day.
Booking, deposits and paying the balance
You must be 18 or over to book. When you book you pay the deposit, the booking fee and any optional cancellation cover. The deposit isn’t refundable, and Hoseasons’ help pages put it at usually 20–35% of the cost.
On properties in its low deposit offer you can pay £25 instead. That isn’t a saving: the difference up to the normal deposit is added to your balance, and if you cancel before the balance is due, you pay that difference then. The balance is taken from your card automatically on the due date, between 6 and 10 weeks before arrival, depending on the property and dates; your confirmation gives the date. If it isn’t paid on time, the booking is cancelled and cancellation charges apply.
Interest-free monthly payments are available on selected stays booked at least 14 weeks ahead, taken on the 1st of each month. All boats, and cottages sleeping 10 or more, are excluded.
Changes, cancellation and protection
Every change needs the owner’s agreement. A change of dates or accommodation costs £35, a change of location £60, plus a handling fee if you do it by phone or email. You can’t transfer the booking within 70 days of arrival or once the balance is paid, and the owner may treat a change as a cancellation.
If you cancel, the charge depends on how many days before arrival Hoseasons receives your notice. Percentages are of the accommodation cost; fees you have paid are not refunded either. There is no refund for cutting a stay short.
| Days before arrival | Balance due 10 weeks before | Balance due 6 weeks before |
|---|---|---|
| 71 or more | Deposit | Deposit |
| 57–70 | 50% | Deposit |
| 43–56 | 60% | Deposit |
| 29–42 | 75% | 75% |
| 8–28 | 90% | 90% |
| 7 or fewer | 95% | 95% |
In the 6-week case Hoseasons’ conditions print “8 to 42 days” for the 90% row, which overlaps the 75% row; we show 8–28 days, as in its 10-week table.
Hoseasons sells optional Enhanced Cancellation Terms for a fee at booking. If you then cancel for a listed reason, such as illness, redundancy or a red weather warning, you get the accommodation cost back less a £60 charge and the fees you paid. Hoseasons also recommends travel insurance. If Hoseasons or the owner cancels, you can choose other accommodation, a credit for the amount paid, or a refund.
Hoseasons gives its ABTA membership number as L4801, so you can use ABTA’s complaints scheme. But its own booking conditions say a UK accommodation-only booking has no financial protection. With a problem on site, tell the park first, and Hoseasons before you leave if it isn’t put right; a formal complaint must be in writing within 28 days of getting home.
How to pay less
- Go off-peak. The cheapest prices above are for early November, outside school holidays.
- Pick the right arrival day. At selected parks and lodges, a Friday arrival gets 3 nights for the price of 2 and a Monday arrival gets 4 nights for the price of 3, for stays in 2026 and 2027. Our guides to cheap weekend breaks and 2-night breaks have more short-break ideas.
- Book late if you’re flexible. Hoseasons offers up to 30% off selected 3-, 4- and 7-night stays booked within 6 weeks of departure.
- Book early for school holidays, when the popular parks go first.
- Watch its sales. When we checked, a price drop covered selected stays from January to June 2027 booked by 4 November 2026, and selected dog-friendly stays booked by 16 November 2026 had no pet charge for stays ending by 30 April 2027.
- Use the price match. If you find the same unit at the same park, for the same dates and party, cheaper on the day you book, send Hoseasons proof within 7 days and it charges the lower price.
- Compare and book online. Check the park operator’s own site, and cottages.com for cottages, then book online to avoid the phone handling fee.

How we checked this: we read Hoseasons’ website, its lodges and parks, boats and low deposit booking conditions (April and February 2026 versions), its offer terms and help pages, Companies House, Platinum Equity’s and Awaze’s own pages, Darwin Escapes’ and Haven’s websites and the Isle of Wight County Press, on 30 October 2026. We haven’t stayed with Hoseasons. Prices and offers change often, so check the price and terms before you pay.
